What is the NOW?
There exists an untapped demand for affordable space to be made available to the alternative
medical community. A growing number of health care professionals wish to explore alternative wellness modalities, but cannot afford to leave their institutional jobs. Monthly rent obligations are burdensome and leaving a steady job is a risky
propisition unless there is a healthy book of clients to serve. Building that book is a challenge
without adequate clinical space. The emerging wellness movement founded on results and experience needs agency and the freedom to from prohibitive regulations and overhead obligations.
This untapped demand for high quality affordable commercial health oriented space can be
tapped by offering turnkey clinical work space and complementary educational, fitness, meal
preparation, organic herb & produce production spaces available to rent by the hour for
members. A membership fee grants access to an online office space booking portal,
educational presentations made by other members & special guests and event space access.
Each 150 sq.ft space will be available in 55min blocks for $25/ block. These provide members
with clean clinical office space, scheduling and billing support without the yoke of a large
monthly rent obligation. The same applies to the fitness space; $110/ hour will provide a clean
1800+sf. studio space.
How it works
This model fosters the sharing of ideas, builds community and allows people to grow their
independent practices over time without profit sharing or corporate oversight. Success
provides the roots for this wellness community.
Providing the foundation complementary synergies (e.g.; a greenhouse &
commercial grade kitchen accommodating nutritionists, life coaches, and herbalists) The NOW campus fosters
a naturally integrated wellness community.
The program offers 150Sq.ft clinical spaces suitable for mental health clinicians, Naturopathic
professionals and alternative, consciousness based health practitioners (Acupuncture,
Reflexology & Energy Workers). A greenhouse provides a supply of healing herbs & food as
well as being a forum for educational venues. A farm stand promotes community engagement.
A commercial grade kitchen provides Natrupathic doctors and nutritionists a forum to teach
clients how to prepare healthy foods for real life and manufacture herbal tinctures &natural
products.
Through the online booking portal, professionals pay only for time they need and the online
portal will serve as their scheduling admin granting their clients optics on availability and the
provide scheduling for appointments. This efficient use of time and space provides the
Foundation with rental income that exceeds those generated by prime locations offering
institutional quality fit-outs. That income goes right back to support the NOW community.

OUR JOURNEY-
1) PHASE 1: 2/26 Acquisition of 33 J. Parker Rd.- $750,000 Currently zoned Residential-1
2) 4/26 Installation of septic tank- $45,000
3) 5/26 Apply for Zoning Change in September for May Town Meeting
4) 11/25-1-26 Collect 50 Wellness center “Intent” membership pledges & build cash flow model based on estimated occupancy.
5) 11/26. Get appraisal “as commercial” property. Value estimated to be at least $2M. “As-is” $9,000
6) 10/26 Begin Application for wraparound commercial acquisition loan and construction loan. Borrow/sell to assignment entity $1.4M secured by property. This would allow $440K. In working capital to carry property during construction. Borrowing $3M. costs roughly $310K./yr. Which would give the project a year and a half to complete construction and lease up time slots.
7) 5/26-10/26 Acquire all permissions from Town of Falmouth and Atty. General to change zoning and build barn, greenhouse, and renovate existing structures. Plans: $40,000
